LUVA Real Estate recently asked a group of people who are considering a move to West Hawaii what were some of their biggest challenges they felt they faced in moving to the island. A majority stated, in doing online research of single family homes and condos that the HOA fees for most condo complexes, compared to the mainland, were very high. HOA fees will vary in price by location and size of the complex. You can find fees as low as $350 for a one bedroom and as high as over $1000 for a two/three bedroom unit. But yes, Hawaii’s HOA (Homeowner Association) fees DO seem very high.

Ballistic Missle Text Hawaii IslandLast weekend, many residents of Hawaii, including the agents and staff of LUVA Real Estate, were awakened by a shrill alarm coming through their phones from the Hawaii Emergency Management Agency alerting them to an incoming ballistic missile strike. The dreaded words have now made numerous local and national headlines and newscasts with the now familiar image of the text message saying, “THIS IS NOT A DRILL”. But it was a drill. For many of us, those 35 or so minutes between getting that first warning message and then being told it was a mistake made us look around and wonder what we were going to do besides hug or call our families.

The 2017 West Hawaii real estate market saw a solid increase in the median price of a single family home to over $550k by June, which, compared to historical housing prices over the past decade in the region, came within over 90% of the median price record of $575,000 reached in 2007. Median condo prices stayed under $310,000 in 2017, but the West Hawaii housing market was definitley cooking last year.
