The land is part of the Waikoloa Development master planned in the 1960s. The land is entirely within the service area of the West Hawaii Water Company (WHWC). WHWC had reported in October 2018 having 7 wells capable of 10 Million Gallons per Day (MGD) with an 8th well that will soon bring capacity of the system to 11.4 MGD. Effective production is 8.3 MGD and present demand is 5.0-6.0 MGD. 1) The lands of Waikoloa where used in WW2 for training exercise. Now known as the Former Waikoloa Maneuver Area (WMA). The Army Corp of Engineers manages the process for survey and clearance of sites. Parcel 6-8-002:016 was cleared under a Non-Time Critical Remedial Action. (I’ve attached a map showing the entire WMA and legend showing areas cleared.); 2) Archeological Clearance with the State Office of Historic Preservation (SHPD): The site has been surveyed for archeological “properties”; one has been identified and registered with the SHPD. The site having been located mitigates further work required to obtain permits to commence grabbing and grading of the site. SHPD may require that archeological consultant be retained for observation in the event there are any “incidental” discoveries during construction; and 3) R. M. Towill Corporation (RMTC) has completed aa Flood Study for the site. The study would need to be updated using current NOAA datasets for rainfall but the topographic work and other parameters used in the calculation has not changed. Seller is requesting to retain in the sale the right to acquire from Buyer a potion of the land from 5 to 10 acres near Waikoloa Road and Pua Melia St. - Paniolo Drive intersection.
