Compared to this same time last year that is a decrease of 23.9% for single-family homes and a decrease of 8.6% for condos. Inventory increased 42.0% for single-family homes and 57.6% for condominium homes.
In June, there were 66 single-family homes sold, 11 more homes than the prior month. When compared to June 2024 this is a decrease of 1.5%.
There were 56 condos sold last month on Maui, 8 fewer than the prior month. Compared to this time last year, this represents a decrease of 5.1%.
The average days on the market for single-family homes decreased in June to 143 days. This represents an increase of 21.2% when compared to June 2024.
The average days on the market for condos decreased from 138 days in May to 125 days in June. This represents an increase of 5.9% when compared to this same time last year.
In June, the median sales price for single-family homes on Maui was $1,315,000, slightly up from the prior month when the median sales price was $1,300,000. This represents a decrease of 5.7% when compared to June 2024.
For condos, the median sales price decreased from $762,500 in May to $700,000 in June. This represents a decrease of 28.6% when compared to this same time last year.
