On Maui, January 2023 saw 53.6% fewer sales when compared with January 2022. 49 of these 115 sales were over $1,000,000 and 19 were over $2,000,000. Similar to the number of sales, the number of new listings is dramatically different than last year at this time. There were 42% fewer listings this past January when compared with January 2022
In January, there were 61 single-family homes sold, which is similar to December when there were 66 homes sold. This represents a decrease of 34% when compared to January 2022. The average days on the market for single-family homes dropped steeply from 110 days in December to 79 days in January. This represents a decrease of 2.5% when compared to one year ago. In January, the median sale price for single-family homes in Maui was $1,175,000, representing a slight increase of 1.5% compared to last year.
There were 54 condos sold last month on Maui, representing a 65% decrease compared to last year. This also represents a decrease compared to December 2022 when there were 68 condos sold. The average days on the market for condos decreased from 63 days in December to 61 days in January. This represents a decrease of 10.4% compared to this time last year. For condos, the median sales price last month decreased slightly to $657,500 in January. This represents a decrease of 7.9% compared to last year at this time.
