Maui Real Estate Market Update: April 2024 Market Overview

In April there were 85 new listings for single-family homes and 138 new listings for condominiums.

Compared to this same time last year, that is an increase of 28.1%. Inventory increased 1.8% for single-family homes and 141.0% for condominium homes.

In April, there were 69 single-family homes sold, which is down from March, when there were 75 homes sold. This represents an increase of 19.0% when compared to April 2023.

There were 106 condos sold last month on Maui, up from 93 sales in March. When compared to this time last year, this represents an increase of 17.8%.

The average days on the market for single-family homes decreased in April to 102 days. This represents a decrease of 10.5% when compared to April 2023.

The average number of days on the market for condos increased from 85 days in March to 127 days in April. This represents an increase of 22.1% when compared to this same time last year.

In April, the median sales price for single-family homes on Maui was $1,300,000, compared to $1,303,692 in March. This represents an increase of 16.9% when compared to April 2023.

For condos, the median sales price last month decreased from $1,300,000 in March to $962,500 in April. This represents an increase of 8.4% when compared to this same time last year.
