READ MAUI FEBRUARY 2023 MARKET REPORT

In February, there were 44 single-family homes sold, which is down significantly compared to January when there were 61 homes sold. This represents a decrease of 50% when compared to February 2022.

There were 66 condos sold last month on Maui, representing a 59% decrease compared to last year. This represents a slight increase when compared to January 2023 when there were 54 condos sold.

The average days on the market for single-family homes stayed near January’s number of 79 days, dropping just one day to 78 days in February. This represents a decrease of 2.5% when compared to one year ago. The average days on the market for condos increased from 61 days in January to 72 days in February. This represents a decrease of 9.1% compared to this time last year.

In February, the median sale price for single-family homes in Maui was $1,076,500 which represents a slight increase of 2.1% compared to last year. For condos, the median sales price last month jumped drastically from $657,500 in January 2023 to $908,000 in February 2023. This represents an increase of 24.3% compared to the previous year at this time. Please note that there was a significant increase in the number of condos sold priced at $1,000,000 or more, jumping from 13 units in January to 30 units in February.
