Maui Real Estate Market Update: March 2024 Market Overview

In March, there were 279 new listings for single-family homes and condominiums. Compared to this same time last year, that is an increase of 25.1%.

Inventory remained unchanged for single-family homes but increased by 105.5% for condominium homes.

In March, there were 75 single-family homes sold, which is up from February, when there were 62 homes sold. This represents an increase of 1.4% when compared to March 2023. There were 93 condos sold last month on Maui, up from 66 sales in February. When compared to this time last year, this represents a decrease of 23.8%. The average days on the market for single-family homes increased in March to 152 days. This represents an increase of 11.8% when compared to March 2023.

The average days on the market for condos increased from 71 days in February to 85 days in March. However, this represents a decrease of 35.6% when compared to this same time last year. In March, the median sales price for single-family homes on Maui was $1,303,692, compared to $1,250,760 in February. This represents an increase of 9.5% when compared to March 2023.

For condos, the median sales price last month increased from $744,500 in February to $1,300,000 in March. This represents an increase of 62.9% compared to this same time last year.
