Maui Real Estate Market Update: May 2023

New listings last month on Maui continue to remain below the number of new listings when compared to this time last year, down by 22%. Similar to neighboring islands, the number of sales have decreased when compared to this time last year.

In May, there were 74 single-family homes sold, which is up slightly from April when there were 57 sales. This represents a decrease of 26% when compared to May 2022. There were 89 condos sold last month on Maui, representing a 42% decrease compared to last year. This represents just a slight decrease when compared to April 2023 when there were 90 condos sold.

The average days on the market for single-family homes increased from 75 days in April to 88 days in May. This represents an increase of 14% when compared to this time last year. The average days on the market for condos decreased from 72 days in April to 62 days in May. This represents a decrease of 7% when compared to this time last year.

In May, the median sale price for single-family homes on Maui was $1,271,500, compared to $1,100,000 in April. This represents a 5% increase when compared to May 2022. For condos, the median sales price last month decreased slightly from $888,000 in April to $840,000 in May. This represents an increase of 17% compared to the previous year at this time.
