Compared to this same time last year, that is a decrease of 9.9% for single-family homes and a decrease of 33.9% for condos. Inventory increased 58.0% for single-family homes and 73.0% for condominium homes.
In May, there were 55 single-family homes sold, 14 fewer homes than the prior month. When compared to May 2024, this is a decrease of 26.7%.
There were 64 condos sold last month on Maui, no change from the number of condos sold in April. Compared to this time last year, this represents a decrease of 16.9%.
The average days on the market for single-family homes increased in May to 145 days. This represents an increase of 40.8% when compared to May 2024.
The average days on the market for condos decreased from 146 days in April to 138 days in May. This represents an increase of 38.0% when compared to this same time last year.
In May, the median sales price for single-family homes on Maui was $1,300,000, slightly down from the prior month when the median sales price was $1,380,000. This represents an increase of 0.4% when compared to May 2024.
For condos, the median sales price increased from $727,000 in April to $762,500 in May. This represents a decrease of 10.3% when compared to this same time last year.
