Maui Real Estate Market Update: November 2023, Market Overview
In November there were 231 new listings for single-family homes and condominiums. Compared to this same time last year, that is an increase of 2.7%.
Currently, there is a 4.7-month supply of inventory for both single-family homes and condominiums.
In November, there were 47 single-family homes sold, which is down from October, when there were 48 sales. This represents a decrease of 25.4% when compared to November 2022.
There were 53 condos sold last month on Maui, down from 61 sales in October. When compared to this time last year, this represents a decrease of 25.4%.
The average days on the market for single-family homes decreased in November to 78 days. This represents a decrease of 10.3% when compared to November 2022.
The average days on the market for condos decreased from 66 days in October to 63 days in November. This represents a decrease of 11.3% when compared to this time last year.
In November, the median sale price for single-family homes on Maui was $1,100,000, compared to $1,269,025 in October. This represents a 7.3% increase when compared to November 2022.
For condos, the median sales price last month increased from $835,000 in October to $890,000 in November. This represents an increase of 4.7% compared to this same time last year.
