In September, there were 221 new listings for single- family homes and condominiums. Compared to this same time last year, that is an increase of 16.3%.
The combined number of sales is lower when compared to a year ago, down by 14.3%. In September, there were 66 single-family homes sold, which is up from August, when there were 58 sales. This represents an increase of 13.8% when compared to September 2022.
There were 67 condos sold last month on Maui, down from 101 sales in August. When compared to this time last year, this represents a decrease of 31.6%. The average days on the market for single-family homes remained unchanged in September at 80 days. This also represents no change when compared to this time last year. The average days on the market for condos increased from 66 days in August to 81 days in September. This represents an increase of 28.6% when compared to this time last year.
In September, the median sale price for single-family homes on Maui was $1,294,500, compared to $1,197,500 in August. This represents a 27.3% increase when compared to September 2022. For condos, the median sales price last month increased from $750,000 in August to $779,000 in September. This represents a decrease of 2.6% compared to the previous year at this time.
