Oʻahu Real Estate Market Update – June 2026
Single-Family Prices Climb While Condo Sales Gain Momentum
The Oʻahu housing market delivered a balanced mix of opportunity and resilience in June 2026. While single-family home sales cooled slightly compared to last year, home values continued to climb, and the condominium market experienced a notable increase in buyer activity. Buyers are benefiting from healthier inventory levels than in recent years, while well-priced homes continue attracting strong competition.
Single-Family Home Market
Oʻahu recorded 270 single-family home sales in June, a 6.6% decrease compared to June 2025. Although fewer homes changed hands, the market remained highly competitive.
The median sales price rose to $1,242,500, representing a 10.4% year-over-year increase, while the median time on market held steady at just 13 days for the second consecutive month. Homes that are priced appropriately continue to attract motivated buyers quickly.
Condo Market Rebounds
The condominium market showed encouraging momentum throughout June.
Closed condo sales climbed 10.9% year-over-year, reaching 397 transactions, while the median sales price increased to $528,000, up 3.5% from one year ago. Condos spent a median of 40 days on market, matching last year’s pace while improving from May’s 43-day median.
More Affordable Homes Continue to Drive Activity
Affordability remains a major factor for many buyers.
During the first half of 2026:
- More than 1,000 Oʻahu properties priced at $500,000 or less have sold.
- 35% of all single-family home sales closed below $1 million.
- 47% of condominium sales closed below $500,000.
These figures demonstrate that attainable housing continues to represent an important segment of the market despite rising median prices.
Inventory Continues to Favor Buyers
Seller activity was mixed during June.
New listings for single-family homes declined 7.3% year-over-year, while condominium listings increased 10.3%. Active inventory remained slightly below last year’s levels, with 781 active single-family homes and 2,525 active condos available at month’s end. Even so, today’s buyers continue to enjoy significantly more options than were available during the tightest years of the market.
What This Means for Buyers and Sellers
For sellers, the market continues to reward homes that are priced appropriately and presented well. Single-family homes are still moving quickly, and strong pricing indicates continued buyer confidence.
For buyers, improving inventory and a more balanced marketplace provide additional opportunities to negotiate while still benefiting from a healthy selection of available homes and condominiums.
