Maui’s real estate market showed mixed conditions in July, with single-family home activity cooling after a strong June while condominium sales remained well above last year’s pace. Pricing trends also moved in different directions, reinforcing a market where property type, price point, and location continue to play an important role for both buyers and sellers.
Sales Cool Following a Strong June
Maui recorded 55 single-family home sales in July, down from 78 transactions in June and 8.3% below July 2025. The median sales price also adjusted lower to $1,150,000, while average days on market increased slightly to 135 days.
Although July sales volume pulled back from June, single-family homes moved considerably faster than they did one year ago. The decline in median price also reflects the mix of properties that closed during the month and should not be interpreted as a uniform change in value across every Maui neighborhood.
Stronger Year-Over-Year Sales Activity
Maui’s condominium market recorded 82 closed sales in July. While that was below June’s 90 transactions, condo sales were 54.7% higher than July 2025. The median condo price increased to $690,000, while average days on market improved from June.
July’s condo numbers highlight an active but still buyer-conscious market. Sales remained substantially ahead of last year’s level, while the median price edged higher year-over-year. At the same time, elevated inventory continues to give buyers considerable selection across Maui’s condominium market.

Single-family homes carried approximately 8.0 months of supply, giving buyers more time and selection than in a highly competitive seller’s market.
Condominiums carried approximately 13.2 months of supply, creating even greater choice and making accurate pricing, property condition, and presentation especially important for sellers.
