Oʻahu’s real estate market gained momentum in July, with both single-family home and condominium sales increasing from a year ago. Single-family activity was particularly strong, while homes across both property types moved faster than they did last July. At the same time, differences in inventory, price point, and neighborhood continue to shape opportunities for buyers and sellers across the island.

Sales Jump as Higher Price Points Gain Momentum

Oʻahu’s single-family home market recorded 300 closed sales in July, a 20.5% increase from the 249 transactions recorded in July 2025. The median sales price reached $1,224,500, while homes spent a median of just 14 days on the market.

Higher-priced transactions played an important role in July’s median. Sales between $1.3 million and $1,999,999 increased 76.9% year-over-year, while sales at $2 million and above increased 83.3%. At the same time, activity remained present at more attainable price points, with 98 single-family homes, or 33% of July sales, closing below $1 million.

Condominiums

Sales Increase as Homes Move Faster

Oʻahu condominium sales also strengthened in July, with 416 closed transactions, up 6.9% from July 2025. The median condo price increased 3.0% year-over-year to $504,500, while median days on market improved considerably from 50 days last July to 38 days.

Buyers remained active across a broad range of condo price points. In July, 202 condo sales, or 49% of all condo transactions, closed below $500,000. At the same time, active condo inventory increased year-over-year, continuing to provide buyers with greater selection.

What July’s Higher Median Price Really Means

Oʻahu’s 13.9% year-over-year increase in the single-family median does not mean every home on the island increased in value by 13.9%. A monthly median represents the midpoint of the properties that sold. July saw significantly more transactions above $1.3 million, which helped move the overall median higher. Understanding the price point and neighborhood behind the headline number provides a much clearer picture of current market conditions.

Market Perspective

Inventory Tells Two Different Stories

Oʻahu’s single-family and condominium markets continue to offer distinctly different conditions for buyers and sellers.

Single-family inventory declined 5.9% year-over-year to 802 active listings. Homes also moved quickly, and sellers received a median of 100% of their original asking price in July.

Condo inventory increased 3.9% year-over-year to 2,554 active listings. That additional selection gives condo buyers more opportunities to compare properties, pricing, condition, and location before making a decision.

Oʻahu Micro-Market Spotlight

Islandwide numbers provide useful context, but individual Oʻahu neighborhoods can move very differently. July’s regional data highlighted several areas where seller or buyer activity stood apart from the broader market.

Leeward

Single-family new listings increased 42.9% year-over-year, giving buyers additional options in the region.

Kailua

Single-family new listings increased 29.4% year-over-year, signaling greater seller activity on the Windward side.

Pearl City

Condo pending sales increased 60.0% year-over-year, moving against the broader islandwide decline in condo pendings.

Central Oʻahu

Condo pending sales increased 23.8% year-over-year, another area showing stronger activity than the overall condo market.

Hawaiʻi Kai

Condo pending sales increased 16.7% year-over-year, showing continued buyer activity within the area.

Islandwide Insights: Stronger Sales, but a Segmented Market

July brought stronger closed-sales activity across both major property types, but the underlying data shows why Oʻahu cannot be viewed as one uniform market. Single-family homes continue to face tighter inventory, while condo buyers have considerably more selection.
