Maui Real Estate Market Update: January 2024 Market Overview

In January, there were 270 new listings for single-family homes and condominiums.

Compared to this same time last year that is an increase of 20.0%. The monthly supply of inventory decreased 5.0% for single family homes but increased 121.7% for condominiums.

In January, there were 57 single-family homes sold, which is unchanged from December 2023. This represents a decrease of 6.6% when compared to January 2023.

There were 92 condos sold last month on Maui, down slightly from 94 sales in December. When compared to this time last year, this represents an increase of 70.4%.

The average days on the market for single-family homes increased in January to 99 days. This represents an increase of 25.3% when compared to January 2023. The average days on the market for condos decreased slightly from 67 days in December to 63 days in January. This represents an increase of 5.0% when compared to this time last year.

In January, the median sales price for single-family homes on Maui was $1,342,581, compared to $1,200,000 in December. This represents a 14.3% increase when compared to January 2023.
For condos, the median sales price last month decreased from $850,000 in December to $795,000 in January. This represents an increase of 20.9% compared to this same time last year.
